The luxury property sector in Spain has seen a notable increase, with growth of 4.2% in the last quarter of 2023. This progress reflects the vitality of the property market and underscores a continuing rise in the value of these residences. According to the latest reports from the National Statistics Institute (INE), the upward trend underscores the robustness and broad potential of the high-end property market.
Moderate outlook for price adjustment in luxury properties
Despite the notable growth, the property market in Spain shows signs of price moderation. The House Price Index (IPV) for the last quarter shows a slight reduction of three tenths, setting the increase at 4.2%. This figure, while still positive, suggests a stabilisation of prices and offers a more thorough analysis of market variations and trends in this period. This adjustment may represent an opportunity for investors, providing a good moment to enter the market before future increases.
The INE study also reveals notable differences in price developments depending on the age and type of housing. New properties recorded a decrease in their annual rate of 3.5 points, standing at a robust 7.5%, while second-hand homes saw an increase of 0.4 points, reaching 3.6%. These contrasts point to a growing preference for new or recently built properties, although the second-hand market remains dynamic and attractive.
Regional diversity in price growth.
The variation in price appreciation can also be seen across Spain’s autonomous communities. Andalusia leads with an increase of 5.3%, followed closely by Navarre and, equally, the Canary Islands and Madrid, each with 4.5%. This regional picture reflects a diversity in property appreciation and, although some areas showed growth below the national average, such as the Valencian Community and the Basque Country, the general increase across the country demonstrates the dynamism and resilience of the luxury property market.
