Data Center

Teseo&Co works with data center operators, developers, and investors in identifying and acquiring real estate opportunities tailored to their technical and operational needs. From smaller-scale, lower-power urban data centers to large developments with high capacity requirements, we locate land and properties with the potential to host this type of infrastructure and support the client throughout the entire analysis and acquisition process.

In this type of transaction, it is not enough to identify land that is urbanistically compatible with data center development. Location — and particularly proximity to electrical infrastructure and the substation from which the required power can be supplied — is a determining factor for the project’s feasibility.

Added to this are other variables linked to the business model and each operator’s specific requirements: available electrical capacity, connection timelines, plot characteristics, accessibility, connectivity, urban planning restrictions, or development potential.

For this reason, we analyze each opportunity simultaneously from three perspectives: electrical, urban planning, and real estate. We only consider a location viable when all three variables align with the project’s requirements and timeline.
